28 Garden Road
A large home at 28 Garden Road that has been on the market for years will be sold at auction on Thursday October 26 at 5pm. According to realtor Max Kozower of Maxwell Jacobs Realty, the auction of the 13,200 square foot home take place at the house.
The original 1926 Tudor style home was completely rebuilt and expanded by Twin Oaks Construction. It is 13,200 square feet with 8 bedrooms, 12 bathrooms and retains details such as ceiling beams recovered from a battleship from the War of 1812, as well as new Himalayan Quartzite countertops in the new kitchen and custom millwork throughout. There are approved plans to build an oversized pool on the 1.5 acre site. At one point, the home was on the market for $10,000,000 but it is currently listed for $6,499,000. The real estate taxes are approximately $122,000.
Here are the details from Max Kozower:
- There will be a live auction at 28 Garden Road on Thursday, October 26th, at 5pm
- Buyers need to register for the auction by Wednesday, October 25th, at 1pm
- If a buyer can't make it in person, they can designate their real estate agent or another proxy to represent them.
- There will be no formal reserve price but the price is subject to lender confirmation.
- The buyer will pay a customary 10% buyer's premium.
- However, the buyer will receive a 2.5% discount if they pre-bid before Monday, October 23rd.
- The starting bid at the auction will be the highest bid received prior to the auction.
- The Auction Terms and Conditions along with the Purchase and Sale Agreements are available on the HGMLS.
- Open Houses will be held from 11am until 4pm Saturday October 21 through Wednesday October 25, 2017.
