Real Estate: Home Sales Forecast for 2020

2020 is shaping up to be a good year for home sales in Scarsdale. Nancy Shaw Chochrek, brokerage manager at Houlihan Lawrence shared the following about sales year to date and her estimate for the year. She says that many deals are pending, meaning more newcomers are expected in town soon!

According to Chochrek, "The predictions change daily as more home go into contract. As of Tuesday, we had 184 closed sales in Scarsdale school district for 2020, compared to 196 for the same time in 2019. However, we also have 85 pending deals versus only 46 pending deals at the same time last year. Our pending sales (deals in contract) are way up, which reflects the high buyer demand. Of course, some of these deals may not close until 2021 so not as simple as adding the sales and pending sales together.

The attached is predicting total year-end sales of 239, but based on the number of pending sales I am confident we will outperform that number and even surpass last year's total sales. Inventory remains low (currently down 24% year over year), and demand remains high. Well-priced homes (especially if they are move in ready) are selling quickly, although buyers are still looking for value, especially if the home needs updating. We are seeing the same story throughout Westchester county: low inventory, high demand, and prices up. (Keep in mind that in Scarsdale median price dropped a total of 17% in 2018 and 2019, so the increase of 9% only partially closes the gap.)"
