Home Sales Up 10% Over Prior 12 Months

Though 2020 has been a tough year for most local businesses, the real estate market is a bright spot on a grim horizon. The number of homes sold, as well as the median and average prices of those homes are all up.

Realtor Anne Moretti of Julia B. Fee Sotheby’s in Scarsdale supplied these stats, showing where the market is as of December 1, 2020. As we begin the last month of the year, there is a noticeable imbalance in supply vs. demand, as shown by the relatively small number of homes listed for sale compared to homes in contract (pending). While many homes have had multiple offers quickly this year, others in the upper price ranges (above $2.5m) have been selling at a more moderate pace.

Happily, 280 homes have sold in the past twelve months, as compared to 254 in the prior twelve months, an increase of 10.2%. Prices have also risen, with the median price jumping 10.2% from $1,399,000 to $1,542,000 and the average price up 5.1% from $1,661,000 to $1,747,000. In high-end or luxury home sales, 8 homes sold for $4mm and up in the past 12 months vs. 11 in the prior twelve months. Although only one home above $5m sold in the twelve months ending November 30th, seven more were in contract, one of which closed last week.

Overall, Moretti expects steady demand for Scarsdale homes to continue through at least the second quarter of 2021, as mortgage rates remain low and NYC buyers continue to recalibrate work-from-home and shifting lifestyle priorities.
