Home Sales in Scarsdale Increase 79% Over Last Year

If you’ve read about homes selling at a record pace for prices above asking, here is the evidence that the market is on fire. Sales statistics for the first half of 2021 are out and by all measures it’s a banner year for the region.

The report from Houlihan Lawrence notes that for the second quarter of 2020 the real estate market was effectively closed down due to COVID, so comparisons to this year are somewhat skewed. However, for the second quarter of 2021 in Westchester, Putnam and Duchess Counties overall, the number of listings declined 30-40% year-over-year and pending sales increased from 25-52%. This imbalance of supply and demand caused prices in many areas to increase considerably. In Westchester, the last two years have had the highest median sale price since the previous high of 2007.

In Scarsdale, the number of homes sold in the second quarter rose 82% from 50 in 2020 to 91 in 2021. For the year to date, there were 154 homes sold in 2021 vs. 86 in the first half of 2020, an increase of 79%. In Edgemont, year to date the number of homes sold rose 19% from 31 to 37 homes sold in the first half of 2021.

The median price also rose, reflecting a shortage of inventory. In the first half of 2021, in Edgemont the median price rose 25% from $963,999 to $1,207,900 and in Scarsdale the median price rose 14% from $1,530,000 to $1,745,500.
