After last week's report on bidding wars in Scarsdale, we received several observations on the real estate market from readers: Here they are for your consideration: Susan Field, Associate Broker at Coldwell Banker writes, "Every year I tell my friends and clients that we don't have to wait for the crocuses to appear for our spring market, which, in my view, began in the second week in January. This year the real estate market is similar to 2006 when many newly-listed properties received multiple offers close to and over the asking price. With interest rates at an all time low, the existing inventory in Scarsdale cannot keep up with the number of buyers out there.
The tremendous sense of urgency on the part of buyers will only abate if there are more homes on the market for them to consider. In the meantime, anyone considering a move should put their house on the market as soon as possible to take advantage of the favorable market for sellers."
Another market observer wrote, "Homes in the $2- $4 million range have not gotten the same attention as their lower-priced counterparts. In fact, this segment has been very quiet, with low foot traffic and few showings. It seems that the buyers in this price range are waiting for all the snow to melt. Perhaps it's a good opportunity for interested buyers who can afford homes in this price range."

Bidding Wars in Scarsdale? You Bet!

I thought my eyes were playing tricks on me. When I looked at this week's home sales I noticed that not one, or two, but three of the homes sold had gone for more than the asking price. I also heard stories of a Greenacres home that went on the market one weekend and received six offers within two days and from another seller who reported potential buyers fighting to buy his house.
To find out more we asked Lewis Arlt, Brokerage Manager at Houlihan Lawrence for an explanation and here is what he shared:
"Yes, the market is hopping. There have been several multiple bid situations, and that reflects strong buyer demand. Inventory is still relatively low, but it's growing. There are now 106 single-family homes actively on the market is Scarsdale, 20 arriving in the last week alone. Well-priced properties get instant attention, and offers. Of the 56 properties currently in contract for sale, 6 went into contract in the last two weeks, and another 11 went from Conditional Contract to Pending status. In our office, over a dozen homes had an offer accepted by the seller during the same period."
Notice that the homes in demand appear to be those priced between $900,000 and $1.3 mm. Sellers with more pricey houses have not had the same experience.

Will This House Be Razed?

Another historic home, named in the Cultural Resources Survey Report by Li/Saltzman Architects and Professor Andrew M. Dolkart, is on the market. 5 Sherebrooke Road, a 6,300 square foot home on 5.31 acres has been listed at $6.850,000.
According to the report, the original owner of the 1902 home was probably W.C. White. The architectural historians find the house notable due to the following features:
This large, 2.5-story wood Colonial Revival house has two impressive elevations. The entrance front, facing away from Sherbrooke Road has a doorway set beneath a modest pedimented portico. The façade is articulated with multi-pane windows and has shallow projecting side pavilions. To the right of the entrance is a large window, probably lighting the stair. The garden front, facing the road, has a trio of arched French doors on the first story. The house is crowned by a sloping roof with large pedimented dormers on each slope.
