Real Estate Stats: Sales Up 100% in Edgemont in 2012 Plus Sales

The 2012 real estate sales statistics are in with comprehensive reports on the market issued by Julia B. Fee Sotheby's and Houlihan Lawrence this week. The headliner is that the number of homes sold in Edgemont doubled in 2012 going from 49 sales in 2011 to 98 in 2012, a 100% increase. This was Edgemont's best sales year in the last five, with 2010 sales at 62 homes. However this increase was marked by a slight decrease in the median price which fell 2% from $925,000 in 2011 to $908,125 in 2012. However, that's up from $875,000 in 2009.
It was also a good year in Scarsdale, where the number of homes sold in 2012 hit a five-year high. In 2012 there were 226 sales, up 10% from 205 in 2011.
Scarsdale saw a median price increase to $1,325,000, up 8% from a median price of $1,225,000 in 2011 and a strong gain over the median price of $1,200,000 in 2010. Prices in Scarsdale are still not back up to the 2007 median price of $1,425,000, but they appear to be on the way.
Overall in Westchester, home sales rose to 4,473 units at an average sale price of $800,708 compared to 3,842 units at an average sale price of $814,240 in 2011. Though the number of sales was up by 16.4% there was a slight 1.7% dip in the average price.

Update on the Reval and Finals Home Sales for 2012

This just in from the Village of Scarsdale on the status of the ongoing tax revaluation of all Village properties: Tyler Technologies has completed the residential property inspection, data collection and data entry work in Edgewood and is continuing in Fox Meadow. They began the inspection and data collection activities in Heathcote this week. Greenacres and Quaker Ridge will follow with all work scheduled for completion in April 2013.
Before the completion of the data collection and data entry work in each of Scarsdale's five areas, Tyler will mail "data mailers" to each homeowner with property information obtained from the inspections. Property owners will have the chance to review the data and correct and/or dispute it. More information about this process will be provided at the 1/16/12 meeting.
On January 16, 2013 at 7:30 pm, the community is invited to attend a meeting of the Finance Committee of the Scarsdale Board of Trustees and representatives from Tyler who will explain the data mailer process and give an update on the status of the reevaluation project. The meeting date was chosen to coincide with the first data mailers to be sent to the Edgewood residents on January 21, 2013.
